As a national multifamily general contractor, we always keep our ears to the ground searching for the latest and greatest when it comes to what tenants are truly looking for in their home. Here are some requests we’ve encountered in our research.

FITNESS

The top three community amenities linked to fitness include a community pool, fitness center, and basketball court. Having the convenience of either waking up early and heading to the gym within the neighborhood or the ability to workout after work without having to travel far at all is very enticing. The community fitness center also saves the resident money by not having to sign up for a monthly gym!

FOR THE PET LOVER

Dog parks and dog wash stations are a great value-add if the asset is pet-friendly. To have a place where Fido can let off some pent up energy after the work day is priceless.

The addition of a dog wash station within the community will alleviate having to drive to the groomer or pet store and then having to wait for the end of the appointment.

SHARED SPACES

Telecommuting has become an increasingly popular way to work. Whether it is full-time or part-time, work-from-home residents are looking for a quiet place to set up their computer and focus on their daily workload.

Dedicated workshare spaces within clubhouses, free WiFi, and coffee bars are becoming commonplace.

ONLINE SHOPPING

Ever since the Amazon Prime craze began, more and more people have jumped on the online shopping bandwagon. Package rooms and storage lockers are the perfect addition to a leasing office or clubhouse.

SUSTAINABILITY

Efforts to be environmentally friendly have crossed over to the multifamily world with ease. Residents are looking for:

Recycling programs
Community green initiatives such as energy efficient bulbs and appliances, as well as water conserving low-flow toilets
On-site renewable energy like solar panels, wind turbines, and hydro-power
Group gardens create a sense of community and provide fresh fruit and vegetables

There are deviations on popular amenities based on the location of the asset, but overall these new sought-after convenient time savers are among the top!
