PROJECT SPOTLIGHT: HALSEY FLATS

Renovations at Halsey Flats (formerly Mallgate of St. Matthews Apartments) began back in February of 2018. Located in St. Matthews, a submarket of Louisville, KY, this multifamily apartment community is surrounded by restaurants and nearly every chain store imaginable, making it Louisville’s largest shopping district.

Halsey Flats is a 540 unit community purchased in 2018 by our Salt Lake City-based client. They saw the opportunity to fully reposition the asset in this coveted submarket. After reviewing a dozen bid packages, Adivo was awarded the project!

UNIT INTERIOR & EXTERIOR BUILDING RENOVATIONS

Adivo commenced with a variety of renovations including unit interiors, installation of energy efficient windows and patio doors, cement board siding, repair and replacement of roofs, exterior repaint, upgrade of exterior lighting, and asphalt overlay.

The asset owners were able to exceed their rent increase with the completion of the interior and exterior renovations.

AMENITY RENOVATIONS

Our second order of business was renovations to the existing clubhouse, both interior and exterior. The exterior facelift made a huge difference!

Inside the clubhouse, aside from new flooring and paint, we built a custom reception desk as well as shelving and towel racks within the fitness center.

We retrofitted the second floor of the clubhouse from unused space into a beautiful resident lounge complete with kitchen and bar area – all Adivo custom builds.

A custom fabricated wood and iron structure was designed to section off the media area from the surrounding pool table and shuffleboard.

Our client was pleased to experience an additional increase in rent once the clubhouse was completed.

A new and inviting outdoor seating area equipped with a flat panel televisions was a huge hit with both potential tenants and current residents. Adivo constructed a unique-to-client designed outdoor kitchen adjacent to it, featuring quartz countertops, TREX veneer, and multiple gas grills.

ADDING A SECOND LAYER OF UPGRADES

To capitalize even more on the current market, our client decided to upgrade even more a small percentage of the currently renovated units. By adding an upgraded cabinet, quartz countertops, matte black appliances, plumbing fixtures, bath accessories and hardware, they were able to experience an additional significant increase in rent.

In 2019, Halsey Flats won the Apartment Community Improvement of the Year award by the Louisville Apartment Association – a testament to the great work completed!

The Halsey Flats project exemplifies the importance of delivering the full-package to current and future tenants – a combination of remodeled unit interiors, exteriors, and amenities. We are extremely pleased with the work completed, and are packing up and off to the next project.
