ADIVO CONSTRUCTION BEGINS RENOVATION AT WHISPERING PINES

CINCINNATI, OH: Adivo Construction today announced the commencement of renovations at Whispering Pines, a multifamily apartment complex offering studios, 1, 2, and 3 bedroom apartments in the Outlying East submarket of Cincinnati, Ohio.
Outlying East is a solid multifamily submarket with low vacancy. It is one of Cincinnati’s largest submarkets and has seens a solid pace of rent growth over the years.
As with other recent projects, Adivo will be working with a few different scopes of work when it comes to the unit interior renovations. Once walking the property together with ownership, we determined the opportunity to value-engineer based on the condition of the kitchen and bathroom cabinets.
Scope #1 is for units in the best condition, so cabinets and doors will remain and be repainted. Scope #2 is deemed for the units in fair to average condition. Here, the cabinet boxes will be painted and the doors will be replaced. Scope #3 is for units in the most distressed condition and will require new cabinets – both boxes and doors. All units will receive new appliances, granite countertops in both the kitchen and bathrooms, flooring, interior paint, and new plumbing and lighting fixtures throughout.
A big advantage of self-performing is being able to easily pivot and to personalize the scope(s) of work to give our clients the advantage in a competitive market. The original scope of work requested laminate countertops in the kitchen and bathrooms. By having the ability to manufacture our own cabinets and countertops as well as value engineering the project, we were able to offer granite in lieu of the laminate without affecting the original budget.
Adivo will also construct a new and inviting outdoor living area for its residents complete with a grilling area and seating.
